A little about Paul Gangi...

Your real estate interests and goals are my #1 priority. Born and raised in the San Fernando Valley, I have I have lived my entire life in Southern California. I moved to the Conejo Valley 1994 and Oak Park has been home for over 28 years. This gives me an in-depth perspective on the various neighborhoods throughout and beyond.

My education background includes a major in Speech Communication and a minor in Business Administration from the University of San Diego. My business background includes a 2 decade plus career commercial print/advertising. Our 3 rd generation family business serviced numerous high-end clientele including the top 25 Advertising agencies and the Movie Studio Industry. Clients included NBC, Universal Pictures, Disney, Warner Brothers, and several others. This experience developed a strong work ethic, along with excellent communication and marketing skills resulting in selling properties for top dollar. Or negotiating the best offer on your dream home.

Better call Paul. I recently found myself operating as a trustee for a family member who became unexpectedly disabled. This person's condo was held in a trust, and I had to operate as co-trustee with another family member who lived on the other side of the county. Neither of us was local to the property. And neither of us had ever operated as trustee on a real estate transaction. Therefore, it was imperative to find someone who was knowledgeable, skilled, and responsive in order to handle the listing.Thankfully we were referred to Paul. I was immediately impressed by Paul's professional disposition and knowledge of the LA real estate market. His pitch was authoritative in a way that inspired confidence. But I never felt any pressure. He took the time to learn about the situation in order to understand our goals. And he made his recommendations based on those goals.One of those recommendations was to do a significant renovation prior to the listing. I was apprehensive about the prospect of a long-distance renovation, but Paul assured me there was no need to worry - because of his vetted network of designers and contractors. And Paul made a point to always be 'on it'. I never felt like I had to follow-up on anything. Paul was always there. If there was a problem, Paul already had the contractor fixing it by the time I even found out. He also saved our beneficiary thousands of dollars by carefully vetting contractor work and invoices. Again, by the time I would even find out about a discrepancy, the contractor was sending a revised invoice. And he saved us thousands of dollars in staging costs by bringing in an expert digital stager in lieu of traditional staging.Paul has a brilliant marketing mind. He made a feature of the condo building's roof deck as a potential entertainment space, and featured that heavily in the listing. This was entirely his own creation. No person had used the space in that capacity before. Paul saw something there and created value out of nothing.Despite how well the renovation went, and how good the unit looked, I prepared myself for a wait. The average time on market for this class of property was about 2 months. But Paul is not your average real estate agent. Thanks entirely to his insight and grit, we had an offer after the first open house. An all-cash offer.Paul is a skilled negotiator. I felt that the offer was adequate. Paul agreed it was good, but suggested a counter offer. He stated he was confident it would be accepted. And he was correct. Further, by his ingenuity and grind, he was able to move our closing date up by a full week, capturing those savings for our beneficiary.It's hard to overstate the value that Paul brought to the table. He was absolutely instrumental in moving the property, both quickly and for top-dollar. All while supporting two co-trustees in different time zones, who could never be there in person.
